Northern Michigan · 24/7
A pipe burst. A cabin sat shut. Smoke got in the walls.
We extract, contain, dry, remediate, and rebuild — then we hand your adjuster a file that actually makes sense. Licensed. Local. Out the door tonight if you need us.

What we handle
Water. Fire. Mold.
One licensed crew for the emergency and the rebuild — contents pack-out, then we put the house back together. Warranted.
Also what we build
Drainage. Foundations. SIP homes.
Restoration is the emergency. The rest of the year we drain basements, set helical piers, lift slabs, and build custom houses — large SIP homes and small simple systems.

Why this crew
Lake-country houses fail in specific ways.
Freeze-thaw. Ice dams. Sump pumps that quit in a February whiteout. Cottages closed from deer season to Memorial Day. Crawlspaces that never dried after the last seiche. We work those jobs every week from Traverse City out to Charlevoix, Cadillac, and the Bridge.

The work
From the first call to the last coat of paint.
01
Call. Same-day dispatch.
24/7. Our crew — not temps. We confirm the address, the source, and whether anyone is safe to stay. If the house needs water out tonight, we come.
02
Free inspection. Then we dry to a number.
No charge to walk it. Truck-mount extraction, LGR dehumidifiers, thermal cameras, and moisture meters. Equipment stays until the wood is dry — not until the calendar says three days.
03
Pack-out the contents.
Furniture and belongings that can be saved leave the house, get cleaned, and come back. We do not treat your things as debris.
04
Rebuild under one license. Warranted.
Flooring, drywall, trim, paint — under Michigan builders license 262400546. One company from the first call to the last coat. The rebuild is warranted.
Questions people actually ask
Straight answers.
Do you respond at night and on weekends?
Yes. Water and fire do not keep office hours. Call or text (231) 600-1600 any time. Same-day dispatch. Our crew — not temps.
Is the first look free?
Yes. We inspect at no charge, tell you what we see, and only start work when you say so.
Will you work with my insurance company?
Yes. We document moisture maps, photos, and scopes in the language adjusters expect. We can speak directly with your carrier. You stay the customer — not the insurance company.
How do you know a house is actually dry?
Truck-mount extraction, then LGR dehumidifiers and thermal cameras. We take daily meter readings. Equipment stays until the wood is dry — not until someone guesses.
Do you save furniture and belongings?
When they can be saved, we pack them out, clean them, and bring them back. Then we rebuild the house under the same license.
Is the rebuild warranted?
Yes. North West Home Solutions LLC rebuilds under our own Michigan builders license and warrants the work. One company from the first call to the last coat of paint.
How fast does mold start after a flood?
In a closed northern Michigan house, visible growth can start in 24 to 48 hours. That is why extraction and drying the same day matters more than a pretty estimate next week.
Do you handle seasonal cabins and rentals?
A large share of our work is closed-up cottages, VRBO turnovers, and places that sat damp from November to May. We know how to get in, dry, and get you back on the calendar.
Who builds custom homes in Northern Michigan under their own license?
North West Home Solutions LLC is a licensed Michigan Residential Builder (262400546) based in the Fife Lake / Traverse City area. We build custom houses — including large SIP homes and smaller panel systems — and we also restore water, fire, and mold damage, then rebuild under that same license.
Where is North West Home Solutions LLC located?
Brad Heiges runs North West Home Solutions LLC from the Fife Lake / Traverse City area. We serve Grand Traverse, Leelanau, Antrim, Benzie, Charlevoix, Emmet, Kalkaska, Wexford, Missaukee, Manistee, Otsego, Cheboygan, Crawford, and Roscommon. Emergency phone is (231) 600-1600, 24/7. Website: https://michiganrestorations.com
What equipment do you bring?
Commercial truck-mount extractors, LGR dehumidifiers, axial air movers, HEPA air scrubbers, thermal cameras, and penetrating moisture meters. The vans carry our name and (231) 600-1600. We do not dry a house with box fans.
Do you only do restoration?
No. Restoration is the emergency side. We also install interior and exterior drainage, lift slabs, set helical piers, repair foundations, and build custom houses — including large SIP homes and small simple panel systems.
What is a SIP home?
Structural insulated panels — foam sandwiched between structural skins. They go up faster than stick frame, seal tighter against a January wind off the bay, and we build them as full custom houses or as a small simple system for a cabin or addition.
Do you install helical piers?
Yes. Helical piers are how we stabilize cottages and additions on peat, fill, and high water table around the lakes. We size them to the load and the soil, not a one-size kit.
What counties do you cover?
Grand Traverse, Leelanau, Antrim, Benzie, Charlevoix, Emmet, Kalkaska, Wexford, Missaukee, Manistee, Otsego, Cheboygan, Crawford, and Roscommon — and nearby towns when we can reach you fast.
